Residency Process

All Applicants for residency will be evaluated and will receive equal opportunity to obtain a home. This community does not discriminate based on race, color, sex, religion, handicap, familial status, sexual orientation, or national origin.

Rates and Expirations: Applied rates are valid for 15 days and are subject to change after this period. Applicant information is retained for 90 days. After 90 days the information is considered expired, and a new application is required.

Identification: All persons 18 years or older must present a valid driver’s license or other photo identification to tour, apply, or live in the community or in homes within the community. Some other acceptable forms of identification may include a valid state ID card, Military ID card, Passport, or a US Immigration and Naturalization Service’s issued VISA.

Application for Residency: An application for Residency must be completed and maintained for each applicant 18 years or older who will be living in the home and/or contributing to the payment of rent. At the time of application, Applicant(s) will provide a $50 nonrefundable electronic application processing fee per applicant.

Applicants will be notified of their application status within 5 business days. If denied, the decision may be based on information from consumer reporting agencies. The applicant will receive an adverse action letter at the provided email address, including agency contact information. Management is not responsible for agency inaccuracies.

This community is pet-friendly and the animal policy is enforced. Please review the Animal Policy if you would like more information prior to submitting your application.

Criminal Background Check:All applicants and adult occupants aged 18 or older must pass a standardized criminal background check to live in the community. The applicant(s) agree that the lease shall be terminated in the event that the applicant and/or occupants, after moving onto the property commits an offense of a sexual nature, resulting in a conviction(s) or is labeled as a registered sexual offender or predator and/or appears on the list of known terrorists and wanted fugitives.

Rental History: Applicants may be required provide 12-month rental and/or Landlord Verification from current and/or previous landlord.

Income: Applicants must provide a verifiable income source, such as bank statements, pay stubs, benefit letters, or other relevant documentation.
