Service Personnel- Sherman, Texas

Reports to:  Community Manager    

Status:  Non-Exempt/Exempt       

Position Summary:  Primary responsibilities are community and inventory maintenance as directed by the Community Manager in an efficient, courteous and understanding manner, while performing the following duties:
 
Essential Functions:
  • Clean vacant lots
  • Respond to resident service requests when applicable
  • Maintain the storage compound in a safe and organized manner
  • Maintain tools, the maintenance facility, and equipment
  • Coordinate new home delivery and set-up, and request any warranty or follow-up work with the Community Manager and manufacturers
  • Order supplies, tools and equipment (with Management approval)
  • Maintain all utility facilities within the Community
  •  Follow safety precautions
  • Complete all work in a timely manner, without sacrificing quality
  • Maintain professional behavior which does not interfere with the individual’s work, the work of another Team Member, or the quality of life for Community Residents
  • Maintain community assets including grounds, buildings, equipment, pools, etc.
  • Respond to emergency calls as directed by Supervisor
  • Additional duties as assigned by Supervisor and subject to change
Physical Requirements:
  • Ability to stand and walk for up to eight (8) hours per day
  • Use and hands, including fingers, to handle or feel objects, tool or controls which may be of a repetitive motion
  •  Reach with arms and hands
  • Effectively communicate with vendors and residents
  •  Frequently required to climb or balance
  • Vision abilities include close and distance vision and the ability to adjust focus
  • Required to regularly push, pull, lift or carry 50 lbs.  Occasionally it may be 50-75 lbs.
  • Use of potentially hazardous chemicals
  • Must be able to climb ladders, occasionally up to a 20 foot ladder
  • Flexibility

Position Summary: Primary responsibilities are sales, advertising, resident relations, and office duties as assigned.

Division Field Trainer/Special Projects Coordinator - Florida Or North/South Carolina

YES! Communities, operator of residential properties located in seventeen states and headquartered in Denver, is seeking a Division Field Trainer/Special Projects Coordinator based within each division to become part of a dynamic team.  This person will be an integral part of the division in regards to training  community team members  Primary responsibilities include classroom and hands on training of team members, managing communities within the division with open Community Manager position and,  conducting full community audits..

 
Essential Functions:
  • Coordinate and organize training of new and existing community team members including Community Managers, Sales and Leasing Agents, Collectors and Maintenance Team Members.  Training  may include one-on-one or small group training in a community, as well as classroom style training with multiple attendees
  • Ensure the highest quality of education to promote positive growth within the company
  • Plan and coordinate all aspects of training (one-on-one, small group and classroom style) including, but not limited to: travel, materials needed, agenda, etc.
  • Work closely with the Training Coordinator at the Home Office to ensure productive and consistent education is being provided and that presentations and materials are up-to-date
  • Assist with refinement and rollout of training presentation and material
  • Document and submit training experiences to Division Operations Manager and Regional Manager
  • Develop and maintain relationship with Community, District and Regional Managers, as well as the Division Operations Manager.
  • Monitor training progress of on-line training courses and follow-up with staff as needed.
  • Assist in rollout of new company policies and procedures to the division
  • Provide  coverage of communities with open Community Manager positions as needed
  • Conduct full community audits within the division as needed
  • Work closely with the division in order to assist in a variety of special projects, as assigned by manager
  • Assist region and division in monitoring and achieving goals through education and training of new and existing employees
  • Ability to work with other team members at all levels in a fast-paced environment
  • Position requires up to 75% travel within the division
 
Required Skills:
  • Excellent oral and written communication skills
  • Strong computer skills including Microsoft Office products
  • Highly organized, detail-oriented and ability to multi-task
  • Ability to be open minded and make decisions on short notice
  • Must be self-motivated, independent and able to work with minimal supervision

Revenue Manager - Dallas/Fort Worth, Texas

Position Summary: YES! Communities, an industry leader and operator of residential properties located in sixteen states headquartered in Denver, is seeking a Revenue Manager to become part of the Operations team. The Revenue Manager is responsible for maximizing lease and sales revenue within certain key markets. This will include analysis, evaluation, and developing site rent, home rental, and sales/listing prices in order to meet company objectives. Coaching, development, and training of community sales and leasing team on pricing concepts and revenue enhancement is a significant part of the role. This position is responsible for achieving community revenue goals associated with sales, leasing and NOI in selected markets.

Essential Functions:

  • Conduct and evaluate market surveys to gauge market conditions
  • Determine independent data sources in order to establish value and rent comparisons to help make  pricing recommendations
  • Develop and enhance marketing ideas to promote pricing optimization
  • Set market home rent and home listing prices based upon market, inventory levels, home and site conditions in order to maximize revenue and occupancy.
  • Walk and evaluate inventory in communities to determine pricing levels
  • Monitor if sales prices over/under budget
  • Train community staff on market, pricing levels, home condition, and renewal process.
  • Assist in development of inventory procedures and systems in conjunction with Inventory Manager
  • Create uniform process and standard within division for “make-ready” inventory
  • Recommend inventory capital improvements based upon age and condition of inventory
  • Review and recommend annual site rent and home rent increases based upon market conditions with Division, Regional and Home Office team members
  • Enhance site and home rent increase process, procedures, and guidelines for greater efficiency
  • Ensure site and lease increases within communities following company guidelines
  • Create and monitor uniform process for wait list of residents
  • Additional duties as assigned by Manager

Required Skills:

  • Excellent interpersonal and communication skills 
  • Ability to multi-task and prioritize tasks to meet company goals within desired timeframe
